Diamond Hill Golf Club Market Statistics

The second Market Update Report this week covers Diamond Hill Golf Club in Dover, FL. Diamond Hill is one of Hillsborough County’s smallest golf communities. You’ll see, however, that it’s been an active market over the past year.

You’ll also notice I’ve taken the List Price per Sq.Ft.(LP/SqFt) off of the graph and replaced it with the List Price to Sold Price Ratio (LP/SP Ratio). I think this is a more informative stat and plan on using it going forward. If you would like to see the LP/SqFt or any other stat category, shoot me a comment and I will try to oblige.

These sold statistics are for the past 12 month period. Like most of Tampa Bay, this area saw an increase in sales for July. The summer months, the first time home buyer credit and drastic reductions in value are the primary factors for this occurrence.

The second spotlight community Market Update Report this week covers all of Sun City Center, FL. Sun City Center has multiple golf courses in very close proximity to each other, so taking the stats for the entire area seems most logical.

You’ll notice I’ve taken the List Price per Sq.Ft.(LP/SqFt) off of the graph and replaced it with the List Price to Sold Price Ratio (LP/SP Ratio). I think this is a more informative stat and plan on using it going forward. If you would like to see the LP/SqFt or any other stat category, shoot me a comment and I will try to oblige. I’ve also added an additional pie graph with these Sun City Center stats because of the varied property types in the area.

These sold statistics are for the past 12 month period ending in August. Like most of Tampa Bay, this area saw an increase in sales over the past year. Unlike most of Tampa Bay however, Sun City Center, has stayed pretty steady through the current market shift. The beautiful weather, low cost of living, and the fact that this is a designed retirement community are the primary factors for this occurrence.

These sold statistics are for the past 12 month period ending in August. Like most of Tampa Bay, this area saw an increase in sales over the past 4 months. The summer months, the first time home buyer credit and drastic reductions in value are the primary factors for this occurrence. Unlike most of Tampa Bay, The Claw at USF saw an exaggerated amount of condo sales over single family homes. This factor leads to the low average sale price of properties for this area and the additional graph I include under the sold statistics.

These sold statistics are for the past 12 month period. Like most of Tampa Bay, this area saw a sizable increase in sales for June and July. The summer months, the first time home buyer credit and drastic reductions in value are the primary factors for this occurrence. Noting an ebb in sales for August, I’m speculating that we may have seen our bottom and now sellers and buyers are reworking that line. An increase in sales for September will be good news for our area going forward.
